Do You Need to Replace Your Roof?

Two Ways a New Roof Could Potentially Increase the Value of a House

Whilst new roofs can be expensive to install, many homeowners choose to incur this expense because they know it could potentially boost the value of their properties. Read on to find out why this is the case.

It can improve a house's appearance

As a roof ages, its appearance tends to deteriorate. The constant exposure to UV light, for example, can lead to a roof becoming discoloured, whilst frequent exposure to fluctuating temperatures can lead to the distortion of some types of roofing materials.

Likewise, the roofs of houses in areas where there is a lot of rainfall or high humidity levels can develop large patches of moss (as this plant thrives in wet conditions).

Moss not only looks unsightly but can also worsen the condition (and therefore, the appearance) of a roof; this is because it tends to absorb and retain large amounts of moisture. As such, if it is not removed promptly, the areas of the roof on which it grows may become saturated with water. This continual exposure to moisture can speed up the rate at which the roofing materials start to crumble or crack.

Unfortunately, an old, discoloured and worn-looking roof could have a serious impact on the value of a home. Most prospective buyers who view a property with a roof that is in poor condition are likely to either dismiss the idea of making an offer on it or try to haggle and get the property for much less than the original asking price.

Conversely, the presence of a new roof that has been fitted by a reputable and skilled roofer could potentially increase the value of a house. An attractive-looking roof can boost a house's kerb appeal and make it much easier for the owner to sell their home for a fair price.

It could prevent damage-inducing leaks

As mentioned above, roofs tend to deteriorate over time. This deterioration can often result in the rapid formation of holes which allow rainwater to drip through the roof and into the loft area of the property.

If a homeowner wants to boost their property's value and their current roof seems to be springing leaks at an alarmingly fast rate, then they should consider hiring a roofer to fit a new roof. If even one of these leaks goes unnoticed and unrepaired for too long, the property's loft, as well as the timber framework in this area of the house, could sustain serious damage that could drastically reduce the value of the house. Water could lead to the development of damp and mould, which could result in the timber framework being eroded by a wood-decay fungus.

If a property is put on the market when it has sustained this type of damage, it is unlikely to attract buyers or be sold for a fair price, as repairing this damage could cost thousands.

As such, any homeowners who are keen to boost the value of their home should contact a roofer if their current roofs are developing holes on a regular basis.
